Some stories are meant to be told because they remind us what is possible when one man dares to dream bigger than his circumstances. This is the story of a young man who took over a humble plastic trading business and turned it into one of Malaysia’s most respected property giants. This is the story of Tan Sri Leong Hoy Kum, the founder and Group Managing Director of Mah Sing Group, who built a legacy not just in concrete and steel, but in vision, values, and perseverance.

From a Small Shop in Johor to the Main Board of Bursa Malaysia

It began in 1965 with a small trading shop in Johor Bahru. Mah Sing was not yet a property titan. It was a modest family business dealing in plastic products, built with hard work and long hours. When Tan Sri Leong Hoy Kum’s father passed the business to him in 1979, he was only 22 years old. Young, untested, and carrying the weight of responsibility on his shoulders.

But what he lacked in age, he made up for in vision. He saw that merely trading plastic products was not enough. So he moved upstream, setting up Mah Sing Plastic Industries. By the early 1990s, they were producing OEM products for automotive and electronics clients and had grown enough to be listed on Bursa Malaysia in 1992.

It was a proud moment. But the celebration was short-lived. Margins began to shrink. Competition became fierce. Many would have held on and hoped things would improve. But Tan Sri Leong believed in bold action. Instead of staying in a comfort zone, he looked at where the future was heading.

And he saw property.

The Bold Pivot That Changed Everything

In 1994, he made a move few expected. He took the leap into property development. No background in construction. No history in land development. But what he had was the courage to start and the willingness to learn.

Mah Sing’s first property project was in Ulu Yam, Selangor. It was simple link homes on a 45-acre parcel. No fanfare, no big launch. Just belief in a better future.

And then came the breakthrough.

In 2000, he launched Sri Pulai Perdana in Johor. It was unlike anything the country had seen: a gated and guarded community for link homes with a Central Park, exotic landscaping, and a vision of security and lifestyle living for the middle class. It was a hit. And just like that, Mah Sing was no longer just a plastic company dabbling in property. It was a serious developer with fresh ideas and a new identity..

That same year, Mah Sing was officially reclassified under the Property Sector on Bursa Malaysia.

From One Township to a Nation-Wide Footprint

The years that followed were nothing short of extraordinary. Mah Sing expanded across Greater Kuala Lumpur, Penang, Johor, and Sabah. From high-rise condominiums to industrial parks to commercial hubs, the company delivered project after project, each built with speed, quality, and innovation.

Their M Series developments, such as M Vertica, M Arisa, and M Nova, were designed to offer affordable luxury; homes below RM500,000 with features that made families feel proud to own them. Meanwhile, signature projects like Icon Tun Razak and Icon City reshaped city skylines with their bold, modern designs.

Mah Sing’s success was not built overnight. It was built by staying close to what buyers wanted, by understanding market cycles, and by always planning ahead. This forward-thinking mindset became the foundation of the brand.

The Man Who Never Stopped Running

Even as the company grew into a billion-ringgit giant, Tan Sri Leong never took his foot off the pedal. His mornings begin at 7.30 a.m. with a workout. Then strategy calls. Then meetings. His team often says the company really starts moving the moment he picks up the phone.

He is driven not just by profit, but by purpose. By the challenge of building something better. By the responsibility of leading a team. And most importantly, by the dream of building homes that people can truly live in, not just own.

He believes in discipline. In moving fast. In treating every project as if it were his first. And while he remains humble, those who work with him know he is a force to be reckoned with.

Eyes on the Future, Heart in the Right Place

The company is expanding again. Into wellness, retirement homes, education hubs, and even back into industrial parks with the new i-Parc projects. Tan Sri Leong believes that every township needs more than homes; it needs hospitals, schools, green lungs, and business hubs. That is what real community building looks like.

He is also mentoring his team to think beyond sales, to build with care, and to lead with heart.

Now a grandfather, he reflects on how life has come full circle. He says he sees his grandson more than he saw his own children at that age. And that is why legacy matters to him more than ever. He wants to build something that lasts. Not just for the business. But for Malaysia.

The Dream That Keeps Building

Tan Sri Leong Hoy Kum built Mah Sing with courage, clarity, and an unshakable belief in progress. From a small trading shop to billions in annual revenue, his journey is proof that success does not come from waiting for the right moment, it comes from creating it.

And while the skyline may tell the story of Mah Sing’s success in bricks and towers, the real story lies in the values that built it.

Dream big. Start small. Move fast. Build with purpose. And always, always stay hungry to grow.

Because, as Tan Sri Leong says,

“If you have a dream, you’ll chase it. If you don’t, it will never happen.”
