Mah Sing’s first property project was in Ulu Yam, Selangor. It was simple link homes on a 45-acre parcel. No fanfare, no big launch. Just belief in a better future.
And then came the breakthrough.
In 2000, he launched Sri Pulai Perdana in Johor. It was unlike anything the country had seen: a gated and guarded community for link homes with a Central Park, exotic landscaping, and a vision of security and lifestyle living for the middle class. It was a hit. And just like that, Mah Sing was no longer just a plastic company dabbling in property. It was a serious developer with fresh ideas and a new identity..
That same year, Mah Sing was officially reclassified under the Property Sector on Bursa Malaysia.
From One Township to a Nation-Wide Footprint
The years that followed were nothing short of extraordinary. Mah Sing expanded across Greater Kuala Lumpur, Penang, Johor, and Sabah. From high-rise condominiums to industrial parks to commercial hubs, the company delivered project after project, each built with speed, quality, and innovation.
Their M Series developments, such as M Vertica, M Arisa, and M Nova, were designed to offer affordable luxury; homes below RM500,000 with features that made families feel proud to own them. Meanwhile, signature projects like Icon Tun Razak and Icon City reshaped city skylines with their bold, modern designs.
Mah Sing’s success was not built overnight. It was built by staying close to what buyers wanted, by understanding market cycles, and by always planning ahead. This forward-thinking mindset became the foundation of the brand.
The Man Who Never Stopped Running

Even as the company grew into a billion-ringgit giant, Tan Sri Leong never took his foot off the pedal. His mornings begin at 7.30 a.m. with a workout. Then strategy calls. Then meetings. His team often says the company really starts moving the moment he picks up the phone.
He is driven not just by profit, but by purpose. By the challenge of building something better. By the responsibility of leading a team. And most importantly, by the dream of building homes that people can truly live in, not just own.
